Designing to Sell: Transforming a Dated Elmhurst Home into a Modern, Market-Ready Property
There’s something rewarding about walking into an older home that is craving attention and envisioning its modern potential. This year, I’ve had the opportunity to do just that. I was retained by a great client from West Dundee, IL to help renovate his (now-vacant) former residence in Elmhurst, IL with a clear objective: modernize the space and prepare it for resale.
We both agreed that to attract buyers and maximize the return on his investment, he needed more than a surface-level update. So, over the course of many months, the home underwent a comprehensive transformation, with changes made to nearly every room to help meet the expectations of today’s buyers.
My client, who acted as the general contractor, brought in his own team of tradespeople. He was happy to take the lead on sourcing and narrowing down all the various options. (And, anyone who’s renovated a home knows just how many decisions and how time consuming a prospect that can be!) From time to time, he would consult with me to provide design direction for either clarification or input. I was there, as needed, to brainstorm ideas and to ensure all his selections contributed to a cohesive, updated look throughout the home.
A Strong Start on the First Floor
The first floor saw some of the more dramatic changes. New LVP flooring was installed throughout, unifying the space and setting a warm and contemporary foundation. The kitchen was completely redesigned! From layout to finishes and with the addition of new cabinets, counters and appliances, we maximized functionality while creating a clean, modern aesthetic.
Other key updates on the first floor included:

A new front door which for better curb appeal and interior presence

A neutral paint palette that would entice buyers and create a bright, welcoming atmosphere

Modern interior doors that complimented the overall esthetic

Updated recessed lighting for improved illumination

A new staircase railing creating a new focal point and adding architectural interest

Comfort and Continuity Upstairs
The design vision carried through to the second floor, where comfort was the focus. New carpeting was installed to provide softness and warmth. The primary bathroom was fully renovated, featuring updated fixtures, improved layout, and a more contemporary style. Lighting and door hardware were also refreshed to maintain consistency throughout the home.

A Collaborative Effort
One of the most successful parts of this project was the collaborative approach. My client handled the more time-consuming aspects and managed the construction side of the project while trusting me to offer critique or (often) simply rubber stamp his choices. The result was a relatively smooth process delivering a finished product that felt both thoughtfully updated and ready for the market.
From Stale to Sale
What began as an outdated, stale home was transformed into a modern, move-in-ready property with broad buyer appeal. With the right balance of style and strategy, this renovation positioned the home for a successful and timely sale. (And I’m happy to report the home had a contingent offer in less than ONE WEEK!)
